Your Tulsa Real Estate Agent

Helping clients across Tulsa County

What this page aims to answer:

A lot of agents know how to put a property online. Far fewer know how to market it how it deserves. When buyers look at property in the Tulsa area, they are not just asking whether it looks good in photos. They are thinking about access, utilities, topography, floodplain, privacy, future use, and whether the property actually fits what they want to do with it. In some cases, they are also trying to understand whether a tract may need to meet Tulsa area planning and subdivision requirements, whether a lot split is realistic, and how the property fits within zoning and development rules that are reviewed through Tulsa Planning and related subdivision regulations.
That is why I take a different approach. I do not just throw a listing online and hope it works. I focus on presentation, positioning, communication, and the details that actually move a property. When needed, that means helping clients think through the bigger picture, including how a piece of land may be affected by frontage, layout, utility access, floodplain considerations, or Tulsa area lot split and planning requirements before they make a decision.

Walk with purpose

Real Estate in Tulsa County deserves more than a basic listing.

A lot of listings are undersold from day one. Weak photos, vague descriptions, and stale marketing cost sellers attention and money. I put real effort into making sure a property is shown the way it deserves to be shown.

Our Standard

Top Notch Communication

Weekly check ins via email is the minimum standard I aim for. My clients should not have to chase down updates or wonder what is happening.

Honest Guidance

If a property is overpriced, I will say it. If there are real strengths or weaknesses, I would rather address them early and clearly than waste time.

Hands On Approach

I stay involved throughout the process and work to make sure clients feel like they are getting real attention, not a generic transaction.

Born and raised in Tulsa County and invested in its future

Tulsa County is not just a market I work in. It is home.
I was born and raised here, and I stay actively involved in the community. I’m based out of Broken Arrow in the Tulsa County and I serve on the Rose District downtown master planning committee focused on the future of Broken Arrow, and I am also a 2026 Leadership Broken Arrow graduate through the Broke Arrow Chamber.
That matters because real estate is local. People want to work with someone who knows the area, pays attention to where it is headed, and has real roots in the community.

Frequently Asked Questions!

Land is my primary focus, but I also help clients with homes on acreage and other properties where the land itself plays a major role in value, use, and long term potential.

I help clients with vacant land, rural acreage, ranch land, commercial land, homes on acreage, and properties with development potential across our great state!

Land usually comes with a lot more variables than a standard house, which is why it should not be handled the same way. With a house, buyers can usually walk through it and get a quick feel for what they are looking at. Land takes more interpretation. Things like access, utilities, road frontage, topography, floodplain, privacy, layout, and future use all affect how a property should be priced, marketed, and evaluated. Buyers are often trying to understand not just what the property is today, but what it could be used for tomorrow. That means the agent needs to do more than just put it online and hope for interest. It helps to work with someone who understands those details, knows how to explain them clearly, and knows how to present the property in a way that actually connects with the right buyers.

Weekly communication is the minimum standard I aim for. My clients should not have to wonder what is happening or feel like they need to chase down updates. I believe the agent should be the one staying in touch first.

Yes. For many listings, I update photography every 30 to 45 days to keep the presentation fresh and make sure the property continues to show well online. That is especially important with land, where visuals do a lot of the heavy lifting.

Absolutely. While land is my main focus, I am also glad to help clients with homes on acreage, especially when the land itself is a big part of what makes the property valuable or appealing.

Nope! I was born and raised in Broken Arrow Tulsa County, and I stay actively involved in the community. I frequently visit downtown Tulsa for real estate related matters however. I served on the 2026 Rose District downtown master planning committee and am also a 2026 Leadership Broken Arrow graduate through the Broken Arrow Chamber.

The best way to reach me is by text at 918 810 9639.

Yes. One of the biggest parts of selling land successfully is understanding what actually drives value. I help clients look at the property’s strengths, limitations, location, use potential, and overall market position so we can price it intelligently from the start.

Land usually needs a different strategy. Buyers are thinking about things like access, utilities, floodplain, terrain, and future use, not just finishes and layout. That means pricing, marketing, photos, and buyer targeting all need to be handled differently.

Yes. I will help with commercial land in Tulsa County, especially when the property needs strong presentation, clear positioning, and someone who can help think through value and future potential.

Absolutely. I love working with first time land buyers. A lot of land buyers have questions because the process is different from buying a typical house. I work to make that process clearer, more practical, and easier to understand so clients can move forward with confidence.
